Richard Sloan is a certified appraiser in the State of Utah. He has been practicing as a real estate appraiser and consultant since 1999. Richard holds a B.A. degree from the University of Utah and an MBA degree from Westminster College. The majority of his experience has been throughout the western United States, with select national assignments. His experience covers a broad range of real estate markets including large land development projects, recreational/resort properties, ranch properties, water rights, office properties, industrial properties, retail properties, residential properties, and special-use properties. His clients include legal firms, public and private corporations, financial institutions, city and county governments, various state and federal government departments and divisions, and individuals.

Richard’s primary focus is on eminent domain and complex assignments, including litigation and support, which requires an in-depth understanding of appraisal principles and procedures, research and analytical skills, and objectivity. His work supports expert testimony and decisions made in eminent domain and condemnation proceedings, real estate damages, appraisal review, property tax disputes, bankruptcy, financing, estate planning matters, and cases involving breach of contract.

Representative Cases

EMINENT DOMAIN: Richard has prepared appraisal reports for acquisitions of right-of-way for road widening projects, utility corridors, waterway (river and stream) projects, and other eminent domain related assignments.

APPRAISAL REVIEW/LITIGATION CONSULTATION: Richard has provided substantial litigation support, including appraisal review of expert reports, and consulting work through development of direct and cross-examination questions and trial exhibits.

DAMAGED REAL ESTATE: Richard has provided valuation and damage analyses and supporting research for impaired real estate, including fire damaged properties, view-impaired properties, and the impact of proximity to detrimental environs on market value.

RECREATIONAL/RESORT PROPERTIES: Richard has provided valuation and consultation services on multiple large-scale resort development properties and master-planned communities in the western United States.

 ESTATE PLANNING: Richard has prepared appraisal reports for large estate holdings encompassing various property types throughout both Utah and the western United States.

BANKRUPTCY: Richard has prepared appraisal reports used in bankruptcy proceedings including multiple large, master-planned golf and ski resort developments, and a large land owner with holdings all over the western United States.
