Corey Cook is a certified appraiser in the State of Utah. He has been practicing as a real estate appraiser and consultant since 2001 and also has a background in corporate finance. Corey holds a B.A. degree from Brigham Young University and an MBA degree from Purdue University. He has been involved in assignments throughout the western United States with a focus on the Intermountain Region. His experience covers a broad range of real estate markets including land, industrial properties, gravel properties, multi-story office projects, mixed-use developments and other land development projects, retail properties, residential properties, special-use properties, recreational properties, and other income producing assets such as oil and gas leaseholds. His clients include legal firms, public and private corporations, financial institutions, government entities, and individuals.
Corey’s primary focus is on complex assignments that require extensive research and a profound understanding of appraisal principles and procedures. His work often supports expert testimony and decisions made in eminent domain and condemnation proceedings, property tax disputes, real estate damages including environmental contamination and construction defects matters, bankruptcy, financing, estate planning matters, and cases involving breach of contract, among others.
PROPERTY TAX: Corey has provided valuation and consulting services in multiple property tax disputes, including the City Creek development in downtown Salt Lake City, a luxury resort hotel in Midway, and various retail centers, industrial buildings and private equity golf courses.
EMINENT DOMAIN: Corey has prepared appraisal reports for acquisitions of right-of-way for utility corridors, light rail lines, road widening projects, and other eminent domain related assignments.
BANKRUPTCY: Corey has prepared appraisal reports used in bankruptcy proceedings including a fractional interest luxury hotel in Park City and a large land owner with holdings all over the western United States.
DAMAGED REAL ESTATE: Corey has provided valuation and damage analyses for impaired real estate, including a gas spill affecting several residential and commercial properties in central Utah, a construction defects claim on an office building in the Utah County market, and other real estate damaged by fire.
ESTATE PLANNING: Corey has prepared appraisal reports for large estate holdings encompassing various property types throughout both Utah and the western United States.
BREACH OF CONTRACT: Corey has provided appraisal and consulting services for breach of contract cases involving a land development project in Brigham City, leasehold oil and gas rights in central Utah, and a large manufacturing property in western Weber County.
GRAVEL PROPERTIES: Corey has provided valuation services on several gravel properties located in Box Elder, Salt Lake, Tooele, Utah and Weber Counties.
